Sweet Caroline’s Dueling Piano Bar recently announced its closure after just 17 months on June 1, 2025, and Joe’s Crab Shack, a staple of the Boardwalk since its inception in 2005, has also closed. Recent closures have left the site with only two dining options remaining, exacerbating local worries about the viability of the outlet.

City officials have noted that other nearby commercial developments, such as the Marriott Courtyard and Bass Pro Shops, have thrived, underscoring the Boardwalk’s struggle to compete and raise public interest. The loss of establishments like IHOP and Hooters adds to the narrative of an area steeped in challenges. Councilman Brian Hammons has criticized Routh Properties for a lack of substantive plans to attract potential new tenants.

A positive note from the recent meeting was the commitment by Routh Properties to retain multiple national brokerage firms to help search for new tenants. Additionally, it was communicated that there would be improved commission structures for brokers who bring in new businesses to the Boardwalk, a potential change that could lead to increased interest from retailers and restaurant operators.

Mayor Chandler stressed the importance of the Boardwalk for the city’s economy, while Councilman Chris Smith mentioned an objective to secure new retail establishments and dining options by the end of the second quarter of 2026.
